Working with the land owners to maximise the return from their land through property development.
The Land Owners had already secured planning for new housing on part of the site and this was still an extant permission. The remainder of the site required a new planning application to be drawn up and submitted so as to maximise the return from the land.
A new Joint Venture company was set up between H3 Property Consultants and the Land Owners to work together to develop the site out.
H3 Property Consultants then appointed and managed the Design Team and submitted a new planning application for 7 new houses to accompany the existing consent of 4 houses.
H3 Property Consultants also managers a material start on site for the part of the site with the consent for the 4 houses so as to preserve this planning permission.
The site, subject to planning, will be developed out by the new Joint Venture Company with the land owners receiving an agreed priority return, and H3 Property Consultants receiving a consultancy fee and a share of the remaining profits from the completed development.
