The brief
Working as Development Manager for the property developer I found and located the development opportunity and then negotiated and managed its purchase. Once purchased I project managed the whole development process from site acquisition through to the sale of the completed units.
The site was a former engineering works that was deemed a contaminated site that firstly needed demolishing and then remediating before works could commence.
Planning consent was sought and secured, and the development of the site progressed. Part way through the development there was the property crash and matters were placed on hold. Negotiations with the funding partner and a very close working relationship with the funder got this development completed and all sold, and even returned a profit

- Site identification
- Development appraisal and scheme viability reports
- Negotiated the purchase of the land from the vendors
- Managed the acquisition process
- Appointed the development consultants and negotiated their terms of their appointment and warranties
- Negotiated the funding terms with the senior debt funder
- Managed the planning process and secured an acceptable planning consent.
- Managed the tendering of the construction works with the development team
- Managed the demolition and remediation of the site prior to the development works commencing.
- Negotiated the terms of appointment and warranties with the contractor
- Project managed the construction phase
- Held Pre-Start meeting and regular site meetings to assess progress and deal with any issues
- Meet with the senior debt funders to manage the monthly drawdown requests
- Appoint Estate agents to sell the completed homes and manage the sales process
