What I did
Working as Development Manager for the property developer I found and located the development opportunity and then negotiated and managed its purchase. Once purchased I project managed the whole development process from site acquisition through to the sale of the completed units.
There were two adjoining sites that were acquired to redevelop the existing mill into 15 x 2 bed apartments, and 10 new build houses.

- Site identification
- Development appraisal and scheme viability reports.
- Board Reports
- Negotiated the purchase of the land from the vendors.
- Managed the acquisition process
- Appointed the development consultants and negotiated their terms of their appointment and warranties
- Managed the planning process and secured an acceptable planning consent.
- Negotiated the funding terms with the development funding partner
- Negotiated the construction costs with the in-house construction company
- Project managed the development and construction phases on the whole development
- Held the Pre-Start Meeting and all monthly progress meetings, with full reporting to ensure clear communication and that the project was keeping on schedule and to budget
- Met with the funding partners QS to evaluate and negotiate the monthly drawdown requests
- Appointed an Estate Agent to sell the completed residential units
- Managed the sales for the development with the in-house Sales Manager
- Prepared completion information packs for the units
